The best suburb to live in Perth depends on whether you want to be near the river, the beach or the hills, how much you can spend, and how close you need to be to a train line. Greater Perth stretches more than 100 km along the coast, so a 20 minute difference in commute is common between suburbs that look close on a map.
Prices have climbed quickly. REIWA reported that Perth’s median house sale price reached $938,000 in the June 2026 quarter, and in October 2026 it said price growth had slowed significantly in the September quarter. Inner and western suburbs now sit well above that figure, while the northern and eastern growth corridors are still below it.
This guide to the best suburbs to live in Perth in 2026 covers 12 suburbs across the inner city, the western suburbs and coast, the northern corridor, Fremantle and the south, and the hills and east. They are grouped by area, not ranked. Median prices are Domain suburb profile figures for three-bedroom houses, based on sales in the 12 months to late October 2026. Treat them as a starting point and check recent sales before you make an offer. For more local services, see our Perth hub.

It is one of the dearest suburbs on this list: Domain’s three-bedroom house median was $2,980,000, and four-bedroom houses had a median of $3,900,000. Around 70% of homes are owner occupied. It suits established families and downsizers who want the beach on their doorstep and can stretch to western suburbs prices.
Scarborough is about 14 km north-west of the CBD, with a redeveloped beachfront and a busy apartment market. There is no train line, so most residents drive or take buses to nearby stations. Domain’s three-bedroom house median was $1,390,000, while two-bedroom units had a median of $806,000 across 145 sales, which makes it one of the easier coastal suburbs to buy into as a unit buyer. It suits singles, couples and anyone who wants to surf before work.
Joondalup is about 26 km north of the CBD and functions as the north’s main centre, with Lakeside Joondalup shopping centre, Edith Cowan University’s Joondalup campus, Joondalup Health Campus and a station on the Yanchep line. Domain’s three-bedroom house median was $799,000, and Domain lists several new primary schools plus Alkimos College. It suits young families who want a newer home near the beach and can accept a long commute.
Fremantle is about 19 km south-west of the CBD at the mouth of the Swan River. Kalamunda is about 24 km east of the CBD on the Darling Scarp. Its village centre, orchards nearby and the northern end of the Bibbulmun Track draw people who want a quieter, greener life. There is no train in the suburb itself; the closest station is High Wycombe on the Airport line. Domain’s three-bedroom house median was $992,500, and 85% of homes are owner occupied. Much of the area is bushfire prone (see below). It suits families and retirees who want space and bush.
Ellenbrook is about 22 km north-east of the CBD in the Swan Valley fringe. The Ellenbrook line opened in December 2024, and METRONET says the trip to the city takes about 30 minutes, roughly half the previous travel time. Domain’s three-bedroom house median was $772,500, the lowest on this list, with a population of 22,691 and a long list of public and private schools. It suits first home buyers and growing families.
Perth’s train network has grown fast under METRONET. The Airport line opened in October 2022, the Yanchep Rail Extension in July 2024 and the Ellenbrook line in December 2024. The Thornlie-Cockburn line opened in June 2025, and the Armadale line reopened in October 2025 with services extended to Byford. A suburb with a station on one of these lines is usually an easier daily commute than one that relies on the freeway, but test the trip at peak hour, since parking at busy stations fills early.
School intake areas. WA public schools enrol from a local intake area, and the boundary can split a suburb, so check the Department of Education’s school finder for the exact street rather than relying on the suburb name. Academic selective schools such as Perth Modern have no intake area and admit students by test.
Bushfire. Hills suburbs such as Kalamunda and the bush edges of growth areas fall within WA’s designated bushfire prone areas. New building work there may need a bushfire attack level (BAL) assessment, which affects construction costs, and insurance can cost more. Check the state’s Map of Bush Fire Prone Areas for the address.
Coast. The WA Department of Transport has identified coastal erosion hotspots along the state’s coastline, including in metropolitan Perth. If you are buying close to the dunes, ask the local council about coastal hazard planning that may affect the property.
Ellenbrook, with a Domain three-bedroom house median of $772,500, followed by Alkimos at $799,000. Both are growth suburbs with new rail lines, which is why they draw first home buyers.
Transfer duty is the biggest extra cost for most buyers, and eligible first home buyers can get concessions. Read our guide to stamp duty in WA, and compare loan options with one of the mortgage brokers in Perth before you set a budget. Settlement agent fees, Landgate registration fees and a building inspection add more.
On this list, Subiaco and Mount Lawley suit families focused on schools who can afford inner-city prices. Joondalup, Ellenbrook and Alkimos give more house for the money, and Applecross suits families who want the river close by.
Book early for summer and the end of the school year, and mention steep driveways in the hills or narrow streets in Fremantle when you get quotes. Our list of removalists in Perth is a good place to start.
For walkability, Leederville, Mount Lawley and Subiaco are hard to beat if the budget stretches, with Victoria Park the better value inner option. Cottesloe and Scarborough suit beach lovers, Fremantle and Applecross suit people who want character or the river, and Joondalup, Alkimos, Ellenbrook and Kalamunda give more space for the money.
Whichever suburbs you shortlist, test the commute, check the school intake area and bushfire map for the exact address, and compare recent sales rather than relying on medians alone. This guide is general information only and is not financial advice.
