Choosing between the many builders in Perth is one of the biggest financial decisions most households make. The city has a large project home industry, with display villages spread through the northern and southern growth corridors, from Alkimos and Yanchep to Baldivis and Mandurah, alongside custom builders working on knockdown and rebuild sites in established suburbs.
Western Australia has clear rules for residential building. Building work valued at $20,000 or more that needs a building permit generally has to be done by a registered builder, and home indemnity insurance is required for permit work over $20,000. Registration is managed by Building and Energy, part of the Department of Local Government, Industry Regulation and Safety (LGIRS). Fixed-price contracts between $7,500 and $500,000 fall under the Home Building Contracts Act, which caps the deposit at 6.5 per cent.
This list of top builders in Perth for 2026 covers residential home builders with Perth display homes or offices, checked against their own websites. We show building registration numbers where builders publish them. To budget for land, see our WA stamp duty guide, and browse the Perth hub for related lists.

Summit Homes Group has its head office and style studio at 242 Leach Highway, Myaree, with further offices in Perth, Bunbury and Busselton. It shows building registration BC10689, says it has been building for over 48 years and reports helping more than 47,000 West Australians design and build. The family-owned group runs several brands, including Summit, New Generation Homes, EasyStart Homes and Velocity by Summit for two-storey homes.
Summit builds across the metropolitan area from Two Rocks to Dawesville and into the South West. Beyond new homes it offers ground floor extensions, which it says start from $250,000, and second storey additions from $400,000, plus granny flat, modular and tiny home displays. It offers a 12-month price hold and a 12-month build time guarantee, subject to terms, and says it was named HIA Professional Major Builder in 2025 for the sixth year in a row. It suits buyers who want a wide product range under one group, including renovators.
Celebration Homes is based at 301 Vincent Street, Leederville, with a South West office in Bunbury. It has been building since 2002, shows building registration BC5409 and says it has built over 12,000 homes in Perth and the South West. The company is part of the ABN Group, owned by Dale Alcock, which gives it the backing of one of WA’s larger building groups.
Its featured designs are mainly three and four bedroom homes between about 185 and 280 square metres, aimed at families and first home buyers, with land packages offered from Baldivis to Yanchep. The company describes its pricing as straightforward and affordable but does not list prices on its home page. Customer experience is its main selling point: it says it has won ProductReview’s Home Builder of the Year again for 2026, its sixth consecutive year of recognition, and shows a 4.9 rating from more than 1,700 reviews. It suits buyers who place a high value on the building experience.
Plunkett Homes traces its building history back to 1903 and says it has more than 120 years of experience. It shows building registration BC 7995 and runs display homes across Perth and the South West, building in the metropolitan area, the South West, the Great Southern and the Mid West. Its website carries the logos of the Housing Industry Association, Master Builders WA, UDIA WA and Family Business Australia.
Unlike many builders, Plunkett publishes starting prices: homes from $361,800 and two-storey homes from $566,100. Designs include single storey, double storey and narrow lot homes, in styles from Hamptons and Federation to mid-century and farmhouse, with two specification levels. The company offers a lifetime structural warranty on all homes. It suits buyers who want to compare a published base price early and those building on narrow or regional lots, though as always the final price will depend on site costs and upgrades.
Dale Alcock Homes says it has been building in Perth since 1987 and has delivered thousands of homes. It shows building registration BC 5409, shared with its sister brand Celebration Homes in the ABN Group, and reports more than 200 staff across Perth and the South West. The company also renovates and develops, with project work that includes terraced housing, apartments and grouped housing.
Its range runs to more than 50 designs, including single storey, display series and farmhouse ranges. The website says designs start from $439,600, and one featured design, the Redgum 245, is priced from $493,100 with 17 facade options. It also refers to a suite of guarantees, including a 12-month price hold, with the details in its terms and conditions. It shows a 4.7 rating on ProductReview. Dale Alcock suits buyers who want an established Perth name with design choice and the option of renovating rather than building new.
Blueprint Homes is a Western Australian family-owned builder based at 11 Delawney Street, Balcatta. It shows building registration BC 11904 and says it has focused on single storey homes since 2005. Its website shows Master Builders Association membership and says the company has won 27 HIA and MBA awards for service, display homes and kitchens. It is also the builder of the 2026 Telethon Home.
Display homes are listed at Henley Brook, Madora Bay, Sinagra and Clarkson, covering the north-east, northern coastal and southern growth areas. Blueprint offers set designs, custom design and house and land packages, with starting prices advertised in the high $200,000s and an inclusions range it promotes heavily. It also works with a finance partner on loans for buyers with limited savings. It suits first home buyers and investors who want a lower entry price on a single storey home in Perth’s newer suburbs.
Redink Homes is based at 16 Frobisher Street, Osborne Park, and shows building registration BC 12049. The company is part of the Scott Park Group, in partnership with Sumitomo Forestry, and says it is celebrating 20 years and has built more than 7,000 homes. It builds across the Perth metropolitan area and the South West.
Display homes are listed at Madora Bay, Treeby, Bushmead, Sinagra and Mindarie, which makes it easy to view a finished home in most parts of the metro area. Designs suit lot frontages from about 10.5 to 15 metres, and the website promotes a featured package from $429,990, subject to terms. Redink sets out its guarantees clearly: a lifetime structural guarantee, a 12-month build time guarantee, a 12-month price hold and a six-month maintenance guarantee. It suits families building in new estates who want written commitments on price and timing.
Oswald Homes has its head office at 65 Walters Drive, Osborne Park, and says it has been designing and building luxury homes since 1972. Its website shows building contractor registration 11420. The company works on single and two-storey homes, custom design and build projects, and knockdown and rebuild sites in established suburbs such as Dalkeith, Nedlands, City Beach and Applecross.
Oswald lists a detailed awards history, including an HIA Perth Custom Built Home win in 2023 and an HIA WA New Kitchen win in 2024, plus several 2024 and 2025 finalist places. Its design styles range from French Provincial and Hamptons to mid-century modern, art deco and urban prairie. Prices are not published, which is normal for custom work. Oswald suits owners of valuable blocks in the western and riverside suburbs who want a tailored home rather than a project design.
Aveling Homes is based at 42 Cedric Street, Stirling, and was established in 2008. It shows building registration BC12788 and says it has built more than 5,000 homes. The company is wholly owned by chief executive Michael Aveling, who previously held senior roles at the ABN Group for nearly two decades and says he has been involved in over 12,000 homes.
Its range includes standard designs, multi-generational homes, custom homes, house and land packages and display homes for sale, along with an investment arm. Buyers can download its Flexi Specification to see standard inclusions before visiting a display. The website says the company has been recognised several times by the Master Builders Association and the HIA, but does not list award years. Aveling suits families who want an owner-led builder and those planning a home for several generations under one roof.
Shelford Quality Homes is the residential arm of the family-owned Shelford Group, which has delivered homes since 1991. Its contact address is 131 Dixon Road, East Rockingham, and it has a Bunbury office for South West clients. The group also runs a commercial division, Shelford Constructions.
Shelford builds single and double storey homes, rural and farmhouse homes, custom and luxury homes, terraces, duplexes and triplexes, multi-unit projects and demolish and rebuild jobs, and sells completed homes. Buyers choose from three inclusion packages, called Winning, Ultimate and Signature. The website notes that contracts include the statutory warranties required under the Home Building Contracts Act. Its building registration number is not shown on the pages we reviewed, so ask for it and check it on the public register. Shelford suits buyers in Rockingham, Baldivis, Kwinana and the South West, and investors planning duplex or unit sites.
Ask for the building registration number, usually shown as a BC number, and check it using the WA Government’s find a registered builder search. Registration is required for most permit work worth $20,000 or more. Check that the registration belongs to the company named on your contract, as some groups trade under several brands that share one registration.
Home indemnity insurance is required for permit work over $20,000. According to Building and Energy, it can cover a lost deposit up to $40,000 and incomplete or defective work up to $200,000 in the circumstances set out in the policy. Ask for the certificate before you pay any deposit, and confirm it on the insurer’s certificate register.
For contracts covered by the Home Building Contracts Act, which applies to fixed-price work between $7,500 and $500,000, the maximum deposit before work starts is 6.5 per cent of the contract price. Progress payments should then match completed stages. Be cautious of any builder asking for more upfront, and get independent advice before signing if the terms look unusual.
Several home builders in Perth, including Summit, Redink and Dale Alcock, advertise price holds or build time guarantees. These are useful but always come with conditions, such as deadlines for finance approval, site start dates and variations. Read the terms carefully, ask what compensation applies if a date is missed, and get site costs such as earthworks, retaining and connections in writing.
Yes. Perth home builders cluster their displays in growth suburbs, so you can compare several in one trip. Ask which features in the display are standard and which are upgrades, request a full inclusions list, and talk to recent clients if you can. Visiting during the heat of summer also shows how well a design handles orientation, shading and cross ventilation from the afternoon sea breeze.
Perth offers builders for almost every budget and block. Summit, Celebration, Plunkett and Dale Alcock bring scale and long track records, Blueprint and Redink are strong options for first home buyers in new estates, Oswald handles luxury custom work, and Aveling and Shelford offer owner-led and family-run alternatives in the north and south.
Before you sign, check the registration number and home indemnity certificate, compare inclusions line by line and keep the deposit within the legal limit. If you still need finance, our list of mortgage brokers in Perth is a good place to start.
