California property owners have more riding on cost segregation than most.
Purchase prices are high, which makes the dollar value of accelerated depreciation large, but land values are high too, and land cannot be depreciated at all. How a study allocates value between land and building, and then splits the building into five, seven and fifteen-year components, has a direct effect on the size of the deduction.
There is also a state wrinkle. California does not conform to federal bonus depreciation, so the large first-year deduction available on the federal return (100% bonus depreciation for qualifying property acquired after January 19, 2025) does not carry over to the California return, where the reclassified assets are depreciated over their regular lives. A good firm, and a good CPA, will model both returns so there are no surprises.

Cost Seg Smart is a Los Angeles company that has made cost segregation practical for California owners of single properties. Residential and short-term rental studies start at $495, commercial studies (including multifamily of five or more units, retail and office) start at $995, and most residential studies are delivered in one to two business days, with a 24-hour rush available.
The team works remotely from documents and public records for most residential and small commercial properties, adding a video call or walkthrough when it helps. Each study models more than 200 components, prices them against regional construction cost data and classifies them under MACRS. Owners receive a CPA-ready PDF report and an Excel fixed asset file, plus a Section 481(a) schedule when a look-back applies. Renovations under $100,000 are included, and larger renovations can be added for $595.
CPA coordination, unlimited revisions and lifetime written audit support are included, and a CPA-Ready Guarantee refunds the fee if your accountant still cannot use the report after revisions (requested within 60 days of delivery). The company also publishes city pages for California markets such as Sacramento.
Best for: California owners of rentals, STRs and small commercial buildings who want a fast, affordable, local option.
KBKG has conducted thousands of cost segregation studies nationwide since 1999 and keeps a physical office in Los Angeles, alongside New York, Atlanta, Chicago, Dallas and Houston. It reports more than $11 billion in tax benefits claimed by clients across its services.
Its California studies are engineering-based, with component analysis and site inspections, and each report includes cost manual references, IRS citations and supporting case law. Studies include audit consulting time. KBKG also offers Section 179D, Section 45L, repair versus capitalization reviews and condo tax basis allocation, which helps owners with larger or more complex California portfolios. For smaller residential properties, it points owners to its self-guided platform, CostSegregation.com.

Maven Cost Segregation sends engineering professionals to inspect each property in person, an approach it contrasts with software-generated estimates. With an office in San Diego among its six locations, it covers Southern California owners directly. Founded by Sean Graham, CPA, Maven reports more than 5,000 studies and $750 million in deductions identified. It serves commercial, residential, self-storage, industrial, hospitality, retail and short-term rental owners, and usually returns a free estimate within 24 hours.

Hutchinson and Bloodgood LLP is a California accounting firm with offices in Glendale, San Diego and El Centro. Rather than outsourcing the work, it runs accounting and engineering-based cost segregation studies with its own team of engineering and tax specialists.
That matters in California, where the federal and state treatment of the same study differ. Having the firm that prepares or reviews your returns also produce the study keeps both sides of the calculation in one place. H&B focuses on commercial real estate that has been bought, built, renovated or expanded, and suggests a study for owners expecting to hold a property for at least three years.
Best for: Commercial owners who want their California CPA firm to handle the study and the returns together.
Cost Segregation Initiatives is based in Camarillo, in Ventura County, and works with owners of commercial and rental income property across California and nationwide. The practice is led by Joel Dobrin, who brings more than 35 years of experience in financial services. Pricing is quoted per project.
Best for: Ventura County and Southern California owners who want a smaller, specialist practice.
R.E. Cost Seg serves more than 170 California cities, from Los Angeles and San Diego to Sacramento, Oakland and Fresno, and its engineering team performs both virtual and in-person site visits in the state. Its California guidance explicitly flags that bonus depreciation is not allowed on the California return.
Owners can choose a Rapid Report from $950 (up to four units, basis under $1.2 million, about five business days) or a Fully Engineered study from $2,320 for residential and $2,730 for commercial property, delivered in about 15 to 20 business days. The firm reports more than 20,000 studies completed, and audit support is included.

Leyton is an international tax consultancy with more than 29 years of experience in 20 countries. Its California case studies include office buildings in San Jose and San Diego, a rental apartment building in San Francisco, an industrial warehouse in Long Beach and a multifamily property in Los Angeles.
Studies are led by engineers, construction analysts and tax professionals, with site evaluations carried out remotely or on-site. There is no upfront retainer, since the study is invoiced after delivery, and CPA support is included. Most studies take four to eight weeks.

Engineered Tax Services reports more than 75,000 studies completed over 25 years and serves California owners through specialists located across the country, with a dedicated San Francisco service page. Its studies identify, measure and cost building components individually using construction documents, site inspections and engineering take-offs, following the IRS Audit Techniques Guide.
The firm says studies typically cost $3,000 to $12,000, take four to six weeks, and reclassify 20% to 45% of a building’s cost basis. It works across office, retail, industrial, hospitality, medical, multifamily and student housing.
Best for: Owners of complex California properties who want a detailed, component-by-component engineering study.
SMF Cost Segregation Advisors works with the owners California’s housing market is full of: single-family rentals, short-term rentals, duplexes through fourplexes and small buildings of up to ten units, along with BRRRR investors and real estate professionals. It publishes dedicated Los Angeles and California pages and serves investors nationwide.
Owners submit basic property details and receive a preliminary savings estimate and proposal within 24 hours. SMF estimates that 20% to 40% of a building’s depreciable basis can often be reclassified.
Best for: California owners of small residential and multifamily properties.
CSA Partners is a nationwide cost segregation firm with more than 20 years of experience and more than 30,000 engineering-based studies completed. Its SiteWize process captures measurements, component conditions and photos during site verification, and studies are designed around the IRS Audit Techniques Guide.
The firm states that if significant depreciation identified in a study is disallowed after an audit, it will refund its engagement fee. It also offers 1245 exchange services and works closely with CPAs, providing CPE courses for tax professionals.
Best for: California owners and CPAs who want a guarantee tied to audit outcomes.
Because California does not follow federal bonus depreciation, the same study produces two different depreciation schedules. Ask whether the report and fixed asset file make the state calculation easy for your CPA, and whether the firm will answer your accountant’s questions about it.
Land is not depreciable, and in much of California it makes up a large share of the purchase price. Ask what method the firm uses to separate land from building value, such as assessor ratios, appraisals or comparable sales, because that choice sets the ceiling for the whole study.
For a single-family rental or condo, a remote, document-based study is usually sufficient and much faster. For a large office, industrial or mixed-use property, an engineer on site adds detail and documentation. Match the method to the value and complexity of the asset.
Some firms offer written responses on methodology, some offer lifetime support, and some tie a fee refund to audit outcomes. Very few include formal IRS representation. Read the terms before you sign.
If you placed a California property in service in an earlier year, a look-back study can catch up missed depreciation in the current year through a change in accounting method, without amending prior returns. Confirm the firm provides a Section 481(a) schedule your CPA can use.
California owners have a wide range of cost segregation options. Cost Seg Smart, R.E. Cost Seg and SMF Cost Segregation Advisors make studies fast and affordable for residential and smaller properties. KBKG, Maven, Leyton, Engineered Tax Services and CSA Partners bring deep engineering resources for larger commercial and multifamily assets.
