North Carolina investors own Charlotte apartments, Triangle office and lab space, Asheville short-term rentals and Outer Banks beach houses, and cost segregation can speed up depreciation on all of them. This list is for owners, syndicators and CPAs looking for a firm to run a North Carolina cost segregation study, whether you need cost segregation Charlotte owners can get from a local office or cost segregation Raleigh investors can get from a Triangle-based team. If you need a primer, read our guide on how cost segregation works.
Every firm here has a North Carolina office or a clearly documented North Carolina track record, and we say which for each. We looked at methodology, audit support and pricing transparency, and mixed national specialists, North Carolina CPA firms and remote providers. For cost segregation North Carolina owners need to know one state rule: North Carolina does not follow federal bonus depreciation. You add back 85% of the federal bonus amount on your NC return, then deduct 20% of that addback in each of the next five years, per the NC Department of Revenue. A 2026 law (S.L. 2026-31) updated NC’s federal conformity date but kept this addback. The federal benefit is unaffected.
The federal rule that matters most in 2027: under the One Big Beautiful Bill Act, signed July 4, 2025, 100% bonus depreciation is permanent for qualifying property acquired and placed in service after January 19, 2025. Property acquired on or before that date stays on the old phase-down, which reaches 0% for property placed in service in 2027. Confirm how both rules apply to you with your CPA.

Engineered Tax Services (ETS) is based in West Palm Beach, Florida, and lists two North Carolina offices: Charlotte on Fairview Road and Raleigh on Centerview Drive. It describes itself as a licensed engineering firm specializing in tax strategies and reports more than 75,000 completed studies. NC presence: offices and track record.
ETS publishes North Carolina case studies, including a Charlotte warehouse and office building, a Charlotte medical office building, a Charlotte bank building, a Charlotte single-family residence and a 12,480 square foot Wilmington office building originally built in 1910. In the Wilmington study, about 28% of the depreciable basis moved into 5-year and 15-year property. Its studies follow the IRS Cost Segregation Audit Techniques Guide, and consultations are available in person or virtually.
The firm also offers 179D, 45L and R&D credits, so NC developers can handle several incentives with one provider.
Best for: North Carolina owners of almost any property type who want an engineering firm with local offices.
Cherry Bekaert is a national accounting and advisory firm with North Carolina offices in Charlotte, Fayetteville, Gastonia and Raleigh. Its cost segregation practice sits in its Tax Credits and Incentives Advisory group, led by partner Martin Karamon, with Daniel Hurtado leading cost segregation. NC presence: offices.
The firm pairs licensed engineers with tax professionals. Its process starts with a free feasibility analysis, then a records review and an engineer’s inspection, ending with an audit-ready report and depreciation schedules. It files Form 3115 for prior-year property and offers audit defense support.
Property types include multifamily, industrial and manufacturing, hotels and restaurants, retail, medical offices, warehouses and agricultural buildings, and it cites a typical depreciable basis of about $200,000 to $500,000 or more.
Best for: North Carolina commercial owners who want a CPA firm with engineers on the study.
DMJPS is a North Carolina CPA and advisory firm with ten offices across the state: Asheville, Boone, Concord, Durham, Greensboro, Marion, Monroe, Mooresville, Sanford and Wilmington. Real estate and construction is one of its listed industries. NC presence: offices.
Its cost segregation service uses an engineering approach. DMJPS works with a group of construction engineers, uses construction drawings for quantity takeoffs, and allocates indirect costs such as architect fees, permits and bonds along with direct costs. It covers new construction, expansions, purchased real estate, rehabilitated older facilities and leasehold improvements, and meetings can happen in person or by secure teleconference.
The Asheville, Boone and Wilmington offices give mountain and coastal owners a local CPA firm, which is rare among cost segregation providers.
Best for: Owners across North Carolina, especially outside Charlotte and Raleigh, who want an in-state CPA firm.
KBKG has performed cost segregation studies since 1999 and runs dedicated pages for Charlotte, Asheville, Greensboro and Wilmington. It does not list a North Carolina office. NC presence: documented service coverage.
Its Charlotte page addresses the state rule directly, quoting NC Department of Revenue guidance that the state does not adopt federal bonus depreciation and advising owners to model federal and NC timing separately. It lists multifamily, office and financial-services build-outs, medical, industrial and logistics, hotels, retail, mixed-use and self-storage as common candidates, and says it performs site inspections and can provide schedules by tenant.
KBKG’s principals hold the CCSP designation, and its reports follow the IRS “13 Principal Elements of a Quality Cost Segregation Study.”
Best for: Charlotte and Triangle commercial owners and CPA firms that want an audit-focused specialist.
Cost Seg Smart is a Los Angeles provider that works remotely and has a North Carolina page covering Asheville and Blowing Rock in the mountains, the Outer Banks on the coast, and Charlotte and Raleigh-Durham single-family rentals. NC presence: documented service coverage, remote.
Residential prices run from $495 under $300,000 to $1,295 for $1 million to $1.5 million, 2 to 4 unit properties start at $995, and 5-plus unit multifamily starts at $1,995. Simple residential studies usually arrive the next business day. Reports come with audit support, a free preliminary analysis and a CPA-Ready Guarantee.
Its NC page explains that federal bonus depreciation applies in full while the state requires an 85% addback, and tells readers to confirm the schedule with their CPA.
Best for: Asheville and Outer Banks vacation rental owners who want a fast, fixed-price study.
Doeren Mayhew is headquartered in Troy, Michigan, and lists a Charlotte office on Little Avenue. Its cost segregation page names a dedicated team, with Paul Ellis and Bob Yates in Clarksville, Tennessee, and Amy Estes in Houston. NC presence: office.
The firm studies commercial buildings, income-producing real estate and residential rentals, covering new construction, acquisitions, renovations, redevelopment and leasehold improvements. It combines engineering expertise with tax knowledge and builds the study into a wider real estate tax strategy, with compliance support if the IRS examines the return. Prospective clients can request a free savings estimate and quote.
Doeren also has six Tennessee offices, which helps owners with property in both states.
Best for: Charlotte-area owners who want a CPA firm to run the study and coordinate their returns.
Elliott Davis is a Southeast accounting firm with North Carolina offices in Charlotte and Raleigh. NC presence: offices.
Its real estate practice lists cost segregation within its tax and regulatory services, alongside tax credits and incentives and tax diligence. The firm’s guidance says cost segregation may be worth considering when acquiring, constructing, renovating or repositioning real estate, which fits developers and owners who buy and reposition properties in fast-growing NC markets.
Elliott Davis does not publish separate cost segregation pricing or case studies, so ask who performs the engineering work and how the study is documented. The firm also has Tennessee offices in Nashville, Franklin and Chattanooga.
Best for: North Carolina developers and real estate groups that want cost segregation inside a broader advisory relationship.
R.E. Cost Seg reports more than 20,000 completed studies and has a North Carolina page listing 19 cities, including Charlotte, Raleigh, Durham, Greensboro, Winston-Salem, Wilmington and Hickory. It publishes an NC short-term rental case study on a home bought in 2022 for $845,000, and its page explains the 85% addback and five-year state deduction. NC presence: documented track record, remote.
Site visits are virtual by default, with in-person visits for larger properties. Fully Engineered Studies start at $2,320 for residential and $2,730 for commercial properties, and a Rapid Report starts at $950 for qualifying smaller residential properties. Both include written audit support.
Its asset list runs from short-term rentals and apartments to self-storage, hotels and medical offices.
Best for: North Carolina rental and small commercial owners who want an engineered study with a virtual walkthrough.
Seneca Cost Segregation is an engineering firm based in Albany, Oregon, with a North Carolina page covering Charlotte multifamily, Raleigh, and Outer Banks beach rentals such as Corolla. NC presence: documented service coverage, remote.
Its NC page walks through the state addback: 85% of the federal bonus is added back in the year claimed and deducted in equal 20% portions over the next five years, while the federal deduction applies in full. Studies are prepared by an in-house engineering team and peer reviewed, audit defense is included, and Seneca offers a money-back guarantee if its own work causes a depreciation adjustment above 5%.
Seneca does not publish NC prices, so request a proposal and compare it with the flat-fee providers.
Best for: Outer Banks and coastal rental owners who want an engineered report and clear NC guidance.
SMF Cost Segregation Advisors focuses only on smaller rentals: single-family homes, duplexes to fourplexes, small apartment buildings of about 1 to 10 units, and short-term rentals. It runs an Asheville page with sample estimates for properties from $310,000 to $620,000. NC presence: documented service coverage, remote.
The firm describes engineering-based, audit-ready reports and promises a free proposal with a scope and fee estimate within 24 hours. Its example fee for a single-family rental is $1,750 to $2,750. The Asheville page also points out that in high land-value areas the building basis can be well below the purchase price, which lowers the benefit.
SMF does not publish its headquarters or team credentials, so ask who prepares and signs the report.
Best for: Owners of one to ten unit rentals in Asheville and other NC markets.
Because of the 85% addback, your NC return needs a different depreciation path from your federal return. Ask whether the firm’s report and schedules make the state adjustment easy for your CPA.
For cabins, beach houses and single rentals, a remote study prepared from documents and a video walkthrough is usually enough. For large Charlotte or Triangle commercial buildings, a firm with an NC office can get on site more easily.
Ask for North Carolina or comparable case studies. A firm that studies Charlotte office buildings may not suit an Outer Banks rental. For rentals, see our list of cost segregation companies for short-term rentals.
Prices range from a few hundred dollars for a remote residential study to five figures for large commercial buildings. Ask for a benefit estimate first, and compare quotes on scope, audit support and turnaround as well as price.
Not in the same year. North Carolina requires you to add back 85% of federal bonus depreciation, then deduct 20% of that addback in each of the following five years. The state benefit is deferred, not lost.
Federally, qualifying property acquired and placed in service after January 19, 2025 is eligible for permanent 100% bonus depreciation. Property acquired earlier follows the old phase-down, which is 0% for property placed in service in 2027.
Possibly. Losses from a short-term rental with short average stays can be non-passive if you materially participate. Read our guide to the short-term rental tax loophole and confirm with your CPA.
Yes. A look-back study claims missed depreciation in the current year through a change in accounting method on Form 3115, without amending earlier returns.
North Carolina owners have local and remote options. Engineered Tax Services and KBKG bring specialist depth, Cherry Bekaert, DMJPS, Doeren Mayhew and Elliott Davis suit owners who want a CPA firm with NC offices, and Cost Seg Smart, R.E. Cost Seg, Seneca and SMF cover mountain and coastal rentals remotely. Ask each for a benefit estimate and talk to your CPA about the state addback before you commit.
