Compare 10 cost segregation software tools for 2027, from DIY report generators for investors to platforms CPAs use to produce studies, with pricing and limits.
Cost segregation software has split into two camps. One serves investors directly: enter an address and a few details, and the tool produces a report your CPA can use, often for a few hundred dollars. The other is cost segregation software for CPAs and specialty providers: platforms that CPA firms and specialty providers use to build studies faster, with cost databases, workflows and automated reporting.
This list covers both. We compared what each tool actually does (self-guided report, automated study, or professional production platform), published pricing, property and basis limits, whether a person reviews the output, audit support and CPA features. Every tool below is live and documented on its own site. If you are unsure whether software or a full engineering study is right for you, read in-person, virtual or software cost segregation first.
Why this matters for 2027: the One Big Beautiful Bill Act, signed July 4, 2025, permanently restored 100% bonus depreciation for qualifying property acquired after January 19, 2025. Components that software moves into 5, 7 and 15 year classes can often be deducted in year one. Property under a binding contract signed before January 20, 2025 follows the older phase-down. Confirm how it applies to you with your CPA.

CostSegregation.com is KBKG’s self-guided cost segregation software, first launched in 2016 as the Residential Cost Segregator and expanded in November 2025 as Cost Seg Pro. You enter an address, AI pulls public property data, you can invite your CPA, and you download the report. KBKG says eligible properties can get a full report in under 15 minutes.
It handles residential and commercial property up to $1.5 million of building basis, excluding land, including single-family homes, condos, multifamily, ADUs, offices, warehouses, storage, hotels and restaurants. Pricing is listed at $495 for a $750,000 residential basis and $1,295 for a $1,000,000 commercial basis, and you can try it free and pay only if the results are worthwhile. Reports include a land versus building allocation advisor, a 481(a) schedule for prior-year properties, audit support and up to five corrections.
For tax advisors, the software offers a white-label client experience and access to KBKG specialists, which is backed by a firm operating since 1999.
Best for: Investors and CPAs who want the most established self-guided tool on the market.
SegStream is software for the professionals who produce studies, not for investors. Its users include CPAs, accounting firms, specialty tax firms, property managers and REITs, and its testimonials come from cost segregation providers and CPA firms. The pitch is speed: “Cost Seg Studies in Hours, not Days.”
The platform includes integrated RSMeans cost data as a Gordian-RSMeans data partner, guided workflows and templates for onboarding analysts, quality control tools and automated final reporting. It has specialized workflows for purchase price allocations, new construction, partial asset dispositions, Form 3115 and 481(a) adjustments, and 1031 exchanges, plus AI-based cost document ingestion. SegStream is SOC 2 Type II certified and based in Los Angeles. A free proposal account lets firms build study proposals before upgrading to full access.
Best for: CPA firms and specialty providers that want to bring study production in-house.
Cost Seg Smart sits between software and a service. Each automated cost segregation study starts with an address, basis and a short questionnaire, and its platform sources property data, identifies components, assigns MACRS classes, derives costs from a construction cost library, reconciles basis and documents each step. An automated quality check runs on every study, with team review when a check flags an issue.
Residential studies start at $495, multifamily and standard commercial at $995, and most residential studies arrive in 1 to 2 business days. Each includes a 40-plus page CPA-ready PDF, an Excel fixed-asset file, unlimited revisions to the original study and lifetime written audit support. Form 3115 is an add-on. A partner program gives CPAs and advisors a 20% wholesale discount. Cost Seg Smart declines large specialty commercial properties where on-site engineering judgment matters.
Best for: Investors who want automated pricing and speed but would rather not enter component data themselves.
DIY Cost Seg is operated by Cost Segregation Specialists Inc., which says it has completed more than 15,000 studies since 2001. You fill out an online form in about five minutes, review estimated year-one results before you buy, and receive the report instantly.
Residential pricing for single-family homes up to fourplexes ranges from $495 to $1,795, and commercial or 5-plus unit residential ranges from $1,295 to $3,695. Report corrections cost $49 and are made within 2 business days. Optional Audit Assistance provides documentation and responses alongside your own EA, CPA or tax attorney, though DIY Cost Seg cannot act as your direct representative. Engineering firm ELB Consulting refers smaller projects to this tool.
Best for: Investors with simple residential or small commercial property who want an instant report at a known price.
Titan Echo gives CPAs and investors guided, step-by-step tools to run studies themselves, backed by Titan’s engineers. Access costs $25 per month with no annual contract and includes unlimited Matrix benefit estimates, the Echo Learning Academy and engineer support.
After a benefit estimate, users can run a full study, which covers on-site verification, construction cost estimating and legal analysis, or EchoLite, an empirical model built from completed engineering studies for properties under $500,000. The academy trains users on what to look for and measure on site, the software runs eight verification checks before a report generates, and reports include item-level depreciation and Form 3115 for prior-year properties. Several of its testimonials come from CPA firms that now offer cost segregation to their own clients.
Best for: CPA firms that want to add cost segregation as a service and are willing to learn the field work.
Cost Seg EZ, a sister brand of Princeton, New Jersey based MVO Cost Segregation, offers a DIY study for $595 that is generated after about 15 minutes of entering property details. The DIY tier is limited to residential properties, excluding condos, under $1 million with renovations under $10,000.
The software model has a built-in upgrade path. For $895, the Engineer Reviewed tier adds engineer review with a 3 to 5 business day turnaround, and the Fully Engineered tier starts at $2,500 for any property type. Audit protection is a $195 add-on on the lower tiers. A free savings estimate takes about two minutes.
Best for: Residential owners who want to start with software and add engineer review if the numbers justify it.
SegTax is a Richmond, Virginia company established in 2024 that uses AI-assisted automation with classifications made by senior cost segregation specialists. Its workflow pulls public records and GIS data, parses documents such as settlement statements, appraisals and floor plans, and has used iPhone LiDAR scans to build 3D models of interiors.
For tax professionals, a partner portal tracks study status, adds properties and optionally co-brands the deliverable. Studies follow a six-step process averaging about three weeks, and deliverables include depreciation schedules, a methodology narrative and Form 3115 where applicable. Pricing is a fixed fee quoted after a free feasibility estimate. SegTax targets properties with roughly $300,000 or more of basis placed in service within the last five years.
Best for: CPA firms that want a modern partner portal and specialist-reviewed studies for mid-size properties.
R.E. Cost Seg offers software features aimed at advisors. Its Advisor Portal gives CPAs and consultants a client dashboard to manage and track studies, a proposal generator, team management and co-branding, while an affiliate portal handles referrals. Shared resources include a savings calculator, case studies and marketing assets.
Behind the portal, studies come in two forms. The Rapid Report starts at $950 and is driven by an online questionnaire and submitted documents, with delivery in about 5 business days. Fully engineered studies start at $2,320 residential and include a smartphone-guided virtual inspection. The firm reports more than 20,000 completed studies.
Best for: CPAs and wealth advisors who want to keep the client relationship and track many client studies in one place.
Abode Cost Segregation is an AI study generator built for short-term rentals. You answer property questions in under three minutes, the AI classifies components, and you download a PDF report and Excel fixed asset schedule, along with Form 3115 catch-up guidance and land versus building documentation. The fee is $481 per property with no subscription.
It covers single-family homes, condos, townhomes, cabins and multi-unit short-term rentals. There is no engineer or site visit, the company recommends CPA review before filing, and it does not offer audit defense or IRS representation. A 90-day refund applies to the fee.
Best for: Airbnb and VRBO hosts with simple properties who want the lowest-cost report and have a CPA to review it.
Overline is a Y Combinator-backed AI agent for real estate owners. Alongside cost segregation and depreciation, it tracks Real Estate Professional Status hours, analyzes financing rates and helps with LLC setup, with insurance benchmarking listed as coming soon.
The company says every cost segregation study is verified by a licensed engineer and a CPA before it reaches your return, and that most users see their first insights within minutes. It covers single rentals, small multifamily, short-term rentals and commercial property. New users currently join a waitlist and are invited to connect properties and run a free analysis, so availability may be limited.
Best for: Owners who want depreciation, REPS hour tracking and other property finance tools in one place.
Investor tools prioritize speed and simple inputs. Professional platforms such as SegStream and Titan Echo assume someone with tax or engineering knowledge is doing the work. Choose the category before comparing features.
Most self-guided tools cap eligibility by building basis, unit count or property type. Large, specialized or newly constructed buildings usually need an engineered study. See our list of commercial cost segregation firms for those.
Some tools are fully automated, others add specialist or engineer review. Review adds cost and time but can catch errors and strengthen your file if the IRS asks questions.
Audit support ranges from none, to written methodology support, to paid assistance alongside your CPA. Read the terms before you buy, and check whether corrections are free.
If the property was placed in service in a prior year, you will need a 481(a) adjustment and Form 3115. Several tools generate the schedule, while others leave it to your CPA. Our list of real estate CPA firms can help if you need a preparer.
For simple residential property it is widely used, and many tools are built on data from thousands of completed engineering studies. For complex or high-value buildings, an engineered study gives stronger documentation. Ask your CPA which level of support fits your situation.
Investor tools on this list run from about $481 to several thousand dollars per report depending on property size. Professional platforms use subscriptions or account tiers, such as Titan Echo at $25 per month.
The report supports the depreciation entries on your return, but it is not a return. Have a CPA or enrolled agent review the classifications and enter them, particularly if you are claiming bonus depreciation or a 481(a) adjustment.
Cost segregation software now covers everyone from a single short-term rental host to CPA firms producing studies at volume. Investors should weigh price against review and audit support, while CPA firms should look at workflow, cost data and client-facing features.
