Compare 10 real estate CPA Miami investors use, from Brickell and Coral Gables boutiques to large South Florida firms, plus the Florida tax points for 2027.
Miami real estate draws local landlords, condo investors, developers and a large share of international buyers, and each group has different tax needs. This list is for owners and sponsors looking for a real estate CPA Miami investors can meet in person, whether you want a Miami real estate accountant for a few condos or a firm that can audit a development fund. For a national view, see our list of real estate CPA firms for investors.
Every firm here shows an office in Miami-Dade or nearby Broward County on its own website and has a real estate practice page or a clear real estate focus. We mixed large South Florida firms, national firms with Miami offices and smaller boutiques, and looked at services investors use most: depreciation and cost segregation, 1031 planning, entity structuring and foreign investor compliance.
Florida has no personal state income tax, so for most individual investors the income tax picture is federal. Florida’s corporate income tax does not follow federal bonus depreciation, so corporate owners add it back. Federally, the One Big Beautiful Bill Act (signed July 4, 2025) made 100% bonus depreciation permanent for qualifying property acquired and placed in service after January 19, 2025.

Its real estate practice serves real estate development, investment, investment funds, REITs, and residential and commercial owners and managers. Services include tax consulting and compliance, accounting, audit and attest, cost segregation, forensic accounting and litigation support. The firm also advises foreign investors on structuring their U.S. real estate investments, which is a frequent need in Miami.
With deep South Florida roots, Kaufman Rossin suits developers and investment groups that want a large local firm rather than a national one.
Best for: Developers, funds and foreign investors who want a large independent Miami firm.
Berkowitz Pollack Brant (BPB) is based at 200 South Biscayne Boulevard in Miami. It describes its practice as one of the largest commercial real estate tax practices in Florida. BPB has announced that Baker Tilly is acquiring it, and Baker Tilly now lists the same Biscayne Boulevard address as its Miami office.
Its real estate tax services include like-kind exchanges, cost segregation analysis with Section 179D review, partner buyouts, debt allocation, qualified opportunity fund and real estate fund structuring, state and local tax, and IRS controversy work. It also covers ownership of U.S. real estate by foreigners and tax-exempt entities, along with international tax planning.
BPB serves developers, owners, managers and construction companies, from start-ups to national and international groups.
Best for: Commercial owners, developers and international investors with complex structures.
Cherry Bekaert’s Miami-area office is at 2811 Ponce de Leon Boulevard in Coral Gables. The firm entered Miami in 2010 and grew in 2014 by acquiring CBIZ’s Miami office. Its South Florida practice has more than 140 professionals.
The firm says its South Florida practice focuses mainly on real estate and construction, technology, and manufacturing and distribution, and that its Miami team has served more than 2,400 real estate and construction clients. It was ranked fifth on the South Florida Business Journal’s list of accounting firms by South Florida billings.
For developers and builders, that construction depth helps with both the project side and the investor side.
Best for: Real estate developers, builders and owner-operators who want a large firm with a strong local team.
RSM lists Florida offices in Coral Gables (2811 Ponce de Leon Boulevard) and Fort Lauderdale. Its real estate practice serves owners, operators and investors in real estate funds and REITs, developers of industrial, office and multifamily property, construction firms, property managers and family offices.
Services include tax, audit and assurance, fund administration and advisory, property accounting, outsourcing and Yardi implementation. RSM works with industry groups such as NAREIT and PREA and positions itself as a leader in services for the middle market.
RSM fits sponsors and funds whose reporting needs have outgrown a small firm, such as audited financial statements, investor reporting and multi-state filings. Its Fort Lauderdale office also serves Broward County owners.
Best for: Real estate funds, REITs and larger developers that want a national middle-market firm.
CFLG Accountants | Advisors (Caballero Fierman Llerena & Garcia) works from 8950 SW 74th Court in Miami. Its website says, “We are your experts on accounting for the real estate profession.”
The firm offers tax, accounting, payroll, business formation, accounting system setup and QuickBooks consulting. It is listed in the Miami Realtors affiliate directory of accounting and tax services, which reflects its ties to the local real estate community.
CFLG is a good fit for agents, brokers and local owners who want day-to-day accounting and tax help from one Miami firm. Its accounting system setup and QuickBooks work helps owners who are moving property books off spreadsheets.
Best for: Real estate professionals and local owners who want a hands-on Miami firm.
Brickell CPA Inc., doing business as Max Financial, is at 150 SE 2nd Avenue in Brickell. Founder David Hernandez, CPA, is also a Series 65 investment adviser and a Florida real estate broker, with more than 20 years of CPA experience and earlier Big Four experience at KPMG.
The firm serves owners, developers and multi-entity investors, with real estate tax strategy and structuring, cost segregation coordination, 1031 exchange planning and accredited investor advisory.
The combination of CPA, broker and adviser credentials suits investors who want one person to look at deals, structure and taxes together. The firm also offers M&A due diligence and advisory for investors buying operating businesses with real estate.
Best for: Accredited and multi-entity investors who want tax and deal advice from one professional.
JG CPA & Advisory, P.A. is a Florida CPA firm at 2829 Bird Avenue in Miami’s Coconut Grove area. Its Miami real estate tax page is written for investors.
It highlights 1031 exchange support, real estate professional status (REPS), cost segregation and FIRPTA compliance. FIRPTA matters in Miami because many sellers are foreign owners, and the withholding and filing requirements can catch them off guard.
The firm suits individual investors who want specific investor tax topics handled by a local team. REPS planning matters for Miami households where one spouse works in real estate full time, since qualifying can let rental losses offset other income. Ask the firm to review your hours and records before year end.
Best for: Individual investors and foreign sellers who need 1031, REPS or FIRPTA help.
Fallenbaum CPA & Advisors is at 300 South Pine Island Road in Plantation, in Broward County within the Miami metro. Its principal, Don Fallenbaum, holds the CPA, CFF (forensics) and ABV (business valuation) credentials, and the firm says he is widely known as “The Real Estate CPA.”
The firm offers tax, accounting, forensic accounting, business valuations, planning, investment management and dedicated real estate services, with guidance on tax strategies and business structures for investment portfolios. It is a member of the Miami Association of Realtors.
The valuation and forensic credentials are useful for partnership disputes, buyouts and estate planning involving real estate. The firm does not list cost segregation or 1031 work on its homepage, so ask how it handles those.
Best for: Investors who want a real estate CPA with valuation and forensic credentials.
CN Advisory, LLC is at 4000 Ponce de Leon Boulevard in Coral Gables. It lists real estate and construction first among the seven industries it serves and has a dedicated real estate CPA page.
Its real estate services include tax strategies, planning and compliance, asset transfer planning, real estate tax preparation and outsourced real estate accounting. The outsourced accounting option helps owners who do not want to keep property books in-house.
CN Advisory fits owners and small developers who want monthly accounting and tax work from a nearby firm. It also serves private equity and construction clients, which helps when a project brings in outside investors or a general contractor.
Best for: Owners and small developers who want outsourced accounting plus tax planning.
Miyares Group is headquartered at 2100 Ponce de Leon Boulevard in Coral Gables, with additional offices in Naples and Winter Garden. It has served South Florida since 2006.
Real estate is one of its industry focus areas, and the firm provides advice on leasing, purchasing and managing cash flow for property owners. That practical, cash-flow-oriented approach suits landlords who also run operating businesses, such as owners who hold their building in a separate entity and lease it to their company.
It is a general CPA firm rather than a real estate-only practice, so ask about its experience with your property type before you engage. Its Naples and Winter Garden offices are helpful if you also own property on the Gulf Coast or near Orlando.
Best for: Small landlords and business owners who own their real estate.
If you are a foreign owner, look for a Miami CPA for foreign investors who handles FIRPTA withholding, entity structuring and U.S. filing requirements. Kaufman Rossin, Berkowitz Pollack Brant and JG CPA & Advisory all call out international or FIRPTA work.
A few condos need a different firm than a development fund. Smaller firms are often more affordable and responsive, while Cherry Bekaert, RSM, Kaufman Rossin and BPB are built for audits, funds and complex partnerships.
Investor savings usually come from planning before year end: timing purchases, deciding on a cost segregation study, and qualifying for real estate professional status or the short-term rental tax rules. Ask how often the firm meets with clients outside tax season.
Some firms run cost segregation in-house, while others coordinate with specialists. Either works if your CPA is comfortable filing the results. See our list of cost segregation firms in Florida.
Florida has no personal state income tax, so individual investors generally pay only federal income tax on rental income. Short-term rentals can owe state and local tourist and sales taxes, so ask your CPA about those filings.
Not for its corporate income tax. Florida requires bonus depreciation taken under federal Section 168(k) to be added back. This mainly affects owners holding property in C corporations.
Fees for a real estate tax accountant Miami investors hire depend on complexity. A return with one or two rentals costs far less than a fund or foreign-owned structure with several entities. Ask for an engagement letter and fee range up front.
Miami investors have strong options at every size. Kaufman Rossin, Berkowitz Pollack Brant, Cherry Bekaert and RSM suit developers, funds and international owners, while CFLG, Brickell CPA, JG CPA & Advisory, Fallenbaum, CN Advisory and Miyares Group work well for individual investors and smaller portfolios. If you are planning a sale and reinvestment, see our list of 1031 exchange companies in Florida.
