Cost segregation used to be a service for office towers and shopping centers, priced accordingly. Today the market runs from self-guided software reports under $500 to full engineering studies that cost well over $10,000. The right choice depends on the property, the size of the expected deduction and how much documentation you want behind it.
This guide sets out typical prices in 2027, using figures published by providers, explains what moves the quote, and shows how to judge whether a study will pay for itself.
This guide is general information for investors, not tax or legal advice. Tax rules change and depend on your facts, so confirm any strategy with a qualified CPA or tax attorney before acting on it.
| Study Type | Typical Published Starting Price | Turnaround | Best For |
|---|---|---|---|
| Self-guided software report | About $495 for a residential property (CostSegregation.com, for a $750,000 basis) | Self-paced | Hands-on owners of single residential properties |
| Remote engineering-based study | From $495 to $899 (for example Cost Seg Smart and RentalWriteOff) | 1 to 2 business days | Single-family rentals, condos and short-term rentals |
| Rapid or engineer-reviewed report | From $895 to $950 (for example Cost Seg EZ and R.E. Cost Seg) | About 3 to 5 business days | Small residential properties with simple facts |
| Fully engineered residential study | From about $1,295 to $2,500 (for example Basis Property Group, R.E. Cost Seg, Cost Seg EZ) | Days to 4 weeks | Higher-value homes and small multifamily |
| Full engineering study, commercial or large multifamily | Typically $3,000 to $12,000 (Engineered Tax Services) | 4 to 8 weeks | Apartment complexes, commercial and complex assets |
Prices are starting points published by the providers named and can change. Larger and more complex properties are usually quoted individually.
A single-family rental has a limited number of components. A 200-unit apartment complex or a hotel has thousands, plus site improvements and specialized systems, and takes far more engineering time.
Many providers price by the building’s cost basis. Software and remote providers often cap their standard pricing at a basis of about $1.2 million to $1.5 million, above which a custom quote applies.
An engineer on site costs more than a study built from documents, photos and public records. Virtual inspections by video call sit in between. Our comparison of in-person, virtual and software cost segregation providers covers the trade-offs.
Construction drawings, cost records and closing statements make studies faster and more accurate. Thin records mean more estimating work.
A study on a property placed in service in an earlier year needs a Section 481(a) adjustment, and major renovations may need separate analysis. Some providers include these; others charge extra.
Some fees include lifetime audit support or fee refund guarantees, while others treat audit defense as an add-on. Compare what is included, not just the headline price.
A simple way to judge it is to compare the fee with the extra first-year deduction and your tax rate. A study that reclassifies 20% to 30% of a $400,000 building basis moves $80,000 to $120,000 into shorter-lived property. With 100% bonus depreciation, much of that may be deductible in year one. At a 32% tax rate, that is a potential tax saving of roughly $25,000 to $38,000, if the losses are usable.
That last condition matters. If your rental losses are passive and you have no passive income, the deduction carries forward rather than saving tax now. Read our guides to the short-term rental tax loophole and real estate professional status to see whether you can use the losses currently.
Also factor in depreciation recapture if you expect to sell within a few years.
Cost segregation fees for a rental or business property are generally deductible as an ordinary and necessary business expense in the year paid. Confirm the treatment with your CPA.

Self-guided software reports and remote studies for residential property start at around $495. They work best for straightforward single-family, condo and short-term rental properties.
Small multifamily studies may start around $950 to $2,500, while full engineering studies for larger apartment complexes typically run several thousand dollars, with one major provider citing $3,000 to $12,000.
Remote residential studies can arrive in one to two business days. Full engineering studies for larger properties typically take four to eight weeks.
Many firms suggest commercial properties above about $1 million, but low-cost residential providers have made studies practical for rentals with a building basis of a few hundred thousand dollars, especially short-term rentals.
