    Common questions

What is a cost segregation study?

An engineering-based analysis that splits a building into its components and moves qualifying items, such as fixtures, flooring, site work and parking lots, out of the 27.5 or 39-year depreciation schedule and into 5, 7 and 15-year classes. The faster write-offs lower taxable income in the early years of ownership.

    Is bonus depreciation available again?

Yes. The One Big Beautiful Bill Act, signed in July 2025, permanently restored 100% bonus depreciation for qualifying property acquired after January 19, 2025. Combined with a cost segregation study, that lets investors deduct the short-life components in the first year. Ask your CPA how it applies to your purchase date and situation.

How does a 1031 exchange work?

You sell an investment property and reinvest the proceeds in like-kind real property to defer capital gains tax. You have 45 days from the sale to identify replacement property and 180 days to close, and a qualified intermediary must hold the funds so you never take receipt of them.

Do I need a CPA who specializes in real estate?

If you own rentals, plan an exchange or want a cost segregation study, usually yes. Real estate CPAs know passive activity rules, real estate professional status, depreciation recapture and how to coordinate with cost segregation engineers, which a generalist may not.
